The Cleaning Company provides Airbnb and short-stay turnover cleaning across Auckland, New Zealand. A standard turnover includes a full reset of the property, linen strip and replacement with commercial laundering, consumable restock to an agreed par list, damage and maintenance reporting with timestamped photos, and photo sign-off so the host can confirm the property is guest-ready remotely. Turnovers are completed inside the same-day check-out to check-in window and are priced per changeover rather than hourly, starting at $155 + GST for a one-bedroom, $240 + GST for a two-bedroom and $305 + GST for a three-bedroom. Linen supply and laundering and guest consumables are included in that price rather than charged as extras, and there is no same-day surcharge.

What a turnover actually involves
A turnover is not a house clean done faster. It is a reset to a fixed, photographable standard against a hard deadline, and the scope reflects that.
Every changeover
- Strip all beds, install fresh linen, hospital corners, cushions and throws staged to the listing photos
- Bathrooms reset — scrubbed, dried, streak-free glass, fresh towel sets folded to a standard
- Kitchen reset — dishwasher emptied, fridge cleared of guest leftovers, appliances wiped, benches clear
- All floors vacuumed and hard floors mopped, including under beds where guests leave things
- Consumables restocked to your par list and low stock flagged
- Rubbish and recycling removed from the property, not left in the bin for the next guest
- Property photographed guest-ready and sent to you
Reported to you, same day
- Anything broken, chipped, stained or missing, with timestamped photos
- Maintenance that will become a problem — a dripping tap, a failing seal, a dying bulb

The photo record matters commercially: AirCover and Booking.com damage claims both have windows that close, and "the cleaner mentioned it" is not evidence.

The team ran late
Guests arriving to a property mid-clean is the single fastest way to a four-star review. We hold same-day slots at the time of booking and keep routes tight enough to make them.
The standard drifted
A rotating roster means a different interpretation of "clean" every week. An assigned team working from a written, photographed standard does not drift.
Nobody told you
A broken glass, a stained duvet, a missing remote — found by the next guest instead of by you. Same-day photo reporting closes that gap.

Cleanliness is the category that costs people Superhost
Superhost is not one number. Airbnb checks four things every quarter, across the trailing twelve months: an overall rating of 4.8 or higher, a response rate above 90%, host cancellations under 1%, and at least ten completed stays.
Two of those are entirely yours. We cannot answer your messages faster or stop you cancelling a booking. But the rating is built from six rated categories — cleanliness, accuracy, check-in, communication, location and value — and cleanliness is the one you can hand to someone else. It is also the one that does the most damage, because it is where a single bad changeover turns into a three-star that sits in your average for a year.
We cannot make you a Superhost. We can hold the category most likely to stop you. Three things do that:
Consistency, not a good clean
A 4.8 average does not come from excellent cleans. It comes from never having a bad one. One rushed changeover in forty is enough to cost the badge, which is why an assigned team working to a fixed, photographed standard matters more than raw thoroughness.
The details guests actually photograph
Guests do not review the floor. They review hair in the shower, dust on a bedside table, a mark on the glass, a hob that was wiped but not degreased, a towel that smells of the last wash rather than clean. Those are the items that produce a three-star cleanliness score, and they are the items our changeover standard is built around.
Catching problems before a guest writes about them
The most valuable thing a cleaner does is notice. A shower seal starting to fail, linen gone grey, a dying bulb, a slow drain, a chip in the benchtop — all of it reaches you with a photo the same day, while it is still maintenance rather than a review. After more than a decade of Auckland changeovers, we know which small things become complaints.

Airbnb cleaning questions
Do you clean on weekends and public holidays?
Yes. We have run turnovers every day of the year since 2012, and the peak weeks are the ones we are busiest — long weekends, public holidays and the summer season are when your calendar is fullest, so they are when a changeover matters most.
There is a very small handful of days in the year our teams are off. Those are set out in writing when we onboard your property, along with how each one is covered, so you know the answer months before a booking ever lands on one. Nothing about it is left to be discovered on the day.
Can you help me become or stay a Superhost?
Partly, and we would rather be straight about which part. Superhost needs a 4.8+ overall rating, a 90%+ response rate, under 1% cancellations and ten completed stays, assessed every quarter over the trailing year. Your response rate and your cancellations are yours — no cleaner can affect them.
What we can hold is cleanliness, which is one of the six rated categories and the one where a single bad changeover most often drops a three-star into a twelve-month average. Consistency, the details guests photograph, and catching maintenance before it becomes a review are what protect that number.
How much does an Airbnb turnover clean cost in Auckland?
Turnovers start at $155 + GST for a one-bedroom, $240 + GST for a two-bedroom and $305 + GST for a three-bedroom, in our central Auckland service area.
Linen is included in that price — supplied, laundered and made up, not charged as an extra per bed. So are guest consumables, timestamped damage reporting and guest-ready photos. There is no same-day surcharge: a check-out to check-in changeover is the normal job, not a premium one.
Pricing is per changeover rather than per hour, because a one-bedroom apartment with a fixed linen set is a predictable job and a four-bedroom house with three bathrooms is not. Can you clean between a 10am check-out and a 3pm check-in?
Yes. Same-day changeovers inside the standard five-hour window are the normal case for us, not the exception, and it is the main reason we keep our routes geographically tight. Back-to-back bookings with a same-day check-in are confirmed at the time of booking so the slot is genuinely held.
Do you supply and launder the linen?
We do. The usual arrangement is that we strip the property, install a fresh set and send the used linen for commercial laundering, so you never hold wet towels in an apartment. If you already run your own par stock on site we work to that system instead — we count it, flag shortfalls and tell you when it is time to replace tired sets.
What happens if a guest damages something?
You hear about it the same day, with photos, before the next guest arrives. Our team photographs anything broken, stained, missing or newly worn as part of the turnover, which gives you a timestamped record while the AirCover or Booking.com claim window is still open. Missing inventory is reported the same way.
Do you restock consumables?
Yes — toilet paper, hand soap, dishwash, rubbish liners, tea, coffee, sugar and whatever else is on your par list. We hold the pars, restock every turnover and tell you when stock is running down rather than letting a guest discover it.
Do you work with property management software?
We work off the host's calendar, whatever it lives in — Hospitable, Guesty, Hostaway, Lodgify or a shared spreadsheet. What matters is that we see the booking calendar rather than being messaged individually about each changeover, because that is where missed turnovers come from.
