The Cleaning Company (legal entity TCC Services Ltd) is an independently owned and operated cleaning business serving greater Auckland, New Zealand, operating since 2012. It is not a franchise. Its specialty is Airbnb and short-term rental turnover cleaning — work it has done since Airbnb first began operating in Auckland. The company also provides regular house cleaning, Airbnb and short-stay turnovers, office and commercial cleaning, and end of tenancy deep cleans, using two-person teams assigned consistently to each client. It has run the turnovers and housekeeping for Urban Quarters, a boutique operator of furnished apartments in central Auckland, since 2018. It also delivers housekeeping and property care for Urban Quarters, a boutique medium-term rental operator in central Auckland.
We were here before the short-stay market was
The Cleaning Company has been cleaning Auckland properties since 2012, and started doing short-stay turnovers as soon as Airbnb began operating in the city. That is not a marketing line about heritage — it is the reason the systems work. Linen counts, consumable pars, photo sign-off and same-day scheduling were not designed in a workshop; they came out of a decade of arrival deadlines that could not move.
It also means we have watched the Auckland short-stay market go through every phase it has had: the early years when nobody knew what a turnover was, the boom, the collapse during the border closures, and the recovery. Operators who only appeared for the boom have a narrower view of it than we do.
Why independence matters in cleaning
Most of the cleaning industry in New Zealand is sold through franchise networks. A franchisee buys a territory, pays a royalty on every invoice, and takes work allocated by a central office. It is a fine business model for the network. It is a worse deal for the customer, for three reasons.
First, the royalty is real money and it comes out of the same invoice you pay. Second, the person who sold you the job is rarely the person who does it, which means the standard you agreed and the standard you get are set by two different people. Third, franchise agreements are built around minimum terms, so the network's incentive is to lock you in rather than to keep earning the next clean.
We took a different path. The Cleaning Company is owned and run in Auckland, quotes its own work, and keeps clients on rolling arrangements they can leave whenever they like. That is a harder way to run a business and a much better way to be a customer of one.
How we actually work
Two people, not one
Every residential clean is done by a pair. A three-hour job becomes a ninety-minute job, which means less disruption to your day, a lower total cost, and a second set of eyes on the finish.
The same team, every time
Regular clients are assigned a consistent pair. They learn which floor hates water, where the spare linen lives, and that the study is not to be touched. If your usual team is unavailable we tell you before the visit.
An agreed scope, in writing
Before the first clean we walk the property with you and agree exactly what is in scope and what is not. That document is what the team works to, and it is what we are held to.
Insured, and honest when something goes wrong
We carry full public liability insurance. More usefully: if something is broken or damaged, you hear it from us on the day, with a photo, before you find it yourself.
Eight years on the same portfolio
Since 2018 The Cleaning Company has run the turnovers, linen and housekeeping for Urban Quarters, a boutique operator of furnished apartments in central Auckland — Beaumont Quarter, Wynyard Quarter, Lighter Quay and Sale St.
Eight years matters more than the name does. A first clean proves very little; anyone can do one well. Holding a standard across the same portfolio for eight years — through peak summers, back-to-back changeovers and the border closures — is the only real evidence that consistency is a system rather than something we say. Linen counts, consumable pars, photo sign-off and maintenance reporting were not designed in a workshop. They came out of that.
It also means that if you own an Auckland apartment and are weighing up short-stay against a medium-term furnished tenancy, we are a sensible first conversation. We can clean it either way.
Where we work
Our routes centre on the Auckland CBD, the city fringe, the central suburbs and the lower North Shore. Concentrating geographically is deliberate: tight routes mean teams arrive on time, and a same-day turnover is actually possible.
