What we do that a regular clean does not

Inspections do not check whether the bench is wiped. They check the places nobody cleans for three years.

Why bond gets withheld in New Zealand

Cleaning and damage are the two things that come up again and again at the end of a tenancy. Damage is largely out of your hands by moving day. Cleaning is entirely within them — and it is the cheaper of the two to fix.

Under the Residential Tenancies Act a tenant must leave the premises "reasonably clean and reasonably tidy". In practice, property managers inspect against the entry condition report and their own schedule, and the same items recur: the oven, the rangehood filter, inside the cupboards, window tracks, the extractor fan, and the space behind the fridge. Those are precisely the items a normal weekly clean never touches, which is why paying for the deep version once, at the end, is worth it.

Do the carpets first

If your tenancy agreement requires professional carpet cleaning, get that done before we arrive rather than after — steam cleaning wets skirtings and edges, and a clean done in the wrong order has to be partly redone.

Pre-sale cleans are a different brief

Selling rather than moving out? Tell us, because we prioritise differently. Buyers at an open home notice glass, floors, light fittings and smell. They do not open the linen cupboard. We spend the hours where the photographs and the first impression are.

Our re-clean guarantee, stated honestly

If your property manager or landlord marks the clean down, send us the inspection report within 48 hours and we return and rectify the items listed at no charge. What we cannot do is guarantee your bond — that decision sits with the landlord or the Tenancy Tribunal and can turn on damage, rent arrears or wear that has nothing to do with cleaning. Any company promising you a bond return is promising something it does not control.

How much does an end of tenancy clean cost in Auckland?

End of tenancy cleaning is charged at $90 per hour for a two-person team. A standard two-bedroom apartment typically takes three to four team-hours; a three or four bedroom house with two bathrooms usually takes five to seven. We give you a written time estimate before we start and flag it immediately if the property is going to run over.

Will this clean get my bond back?

A clean is one of the two most common reasons bond is withheld in New Zealand, alongside damage. We clean to the standard a property manager inspects against, including ovens, rangehood filters, inside cupboards, window tracks and skirtings. If your property manager marks the clean down, tell us within 48 hours and we return and fix the items listed at no charge.

Bond itself is decided by the landlord or the Tenancy Tribunal, not by us, and damage or unpaid rent are outside what a clean can fix — so we will not promise you a bond return. We will guarantee the cleaning.

What is included that a regular clean does not cover?

Do you do pre-sale cleans as well?

Yes, and they are a different brief. A bond clean is about passing an inspection; a pre-sale clean is about photographing well and smelling right at an open home. We prioritise differently — glass, light fittings, floors and odour rather than the inside of the linen cupboard.

How much notice do you need?

Three to five days is usually enough. Book earlier around the end of the month and over the December to February moving season, when Auckland tenancy end dates cluster and every cleaner in the city is booked.

Should the property be empty before you arrive?

Ideally yes — fully empty, with carpets already steam cleaned if your tenancy agreement requires it. We can work around a small amount of remaining furniture, but anything we cannot move is something we cannot clean behind, and that is exactly where inspections focus.
