How much does Airbnb cleaning cost in New Zealand?

Most cleaners answer this with a quote form. Here are the actual numbers — what a turnover costs, what hosts charge guests, and why two quotes for the same property can be $100 apart.

Short answer

In Auckland, a full Airbnb turnover with linen supplied, laundered and made up and guest consumables restocked runs about $178 for a one-bedroom, $276 for a two-bedroom and $351 for a three-bedroom, including GST. Quotes below roughly $150 almost always exclude linen supply and consumables — the two costs that turn a cheap clean into an expensive one. By the hour, Auckland runs about $35–45 for informal uninsured work, $40–55 for a sole operator and $55–65+ for an insured, GST-registered company. Our own published rates are $155 + GST, $240 + GST and $305 + GST per changeover, linen and consumables inside that price, with no same-day surcharge.

What the Auckland market actually charges

We checked the published rates of 27 operators. The first thing worth knowing is how few of them publish anything at all.

Rate-card figures are the published ranges across Auckland operators who show numbers; GST treatment varies and is often unstated. Full-scope figures are our own rates including GST.

Ten of the twelve Auckland cleaners we checked publish no turnover price at all. Several advertise “transparent” or “flat-rate” pricing on a page containing no prices. That is the main reason this question is so hard to answer from a search.

Why the cheap number is rarely the real number

The gap between a $120 quote and a $276 one is usually not quality. It is scope.

Take a two-bedroom apartment and build a low quote up to a full turnover, using operators’ own published add-on rates:

A genuinely like-for-like two-bedroom turnover tops out around $233 once the linen and consumables are added back. And that is before short notice: it is common to price a same-day changeover at 20–30% above the standard rate, which is exactly the day you most need it.

We do not charge a same-day surcharge. That is a deliberate choice about how changeovers actually work, not a discount.

What hosts actually charge their guests

The other half of the question: not what you pay, but what you should put in the listing.

One portfolio, central Auckland, three months, well-presented properties. It is a real sample rather than a national average, and it is the kind of figure most people quoting this question do not have.

The useful rule is to set the fee at roughly what the turnover costs you. Guests compare the total price of the stay, not the line items. A cleaning fee noticeably above your actual cost turns up in reviews and suppresses short bookings. A fee below it means you are quietly paying to host.

Hourly or per changeover?

Both are legitimate. They differ in who carries the risk when a property takes longer than it should.

An hourly rate is cheaper on a good day and open-ended on a bad one — a heavy checkout, a late guest, a spill in the carpet — and you pay the difference. A fixed price per changeover, against a scope agreed in writing, costs the same either way.

To be straight about it: for a small studio where you supply and wash your own linen, an hourly sole operator may genuinely work out cheaper, and that is a perfectly sensible answer. The fixed price earns its keep when there is linen to supply, more than one property, or a changeover that has to happen between a 10am check-out and a 3pm check-in.

Six questions that make two quotes comparable

Ask these and most of the price difference explains itself.

  • Is the linen supplied, or only changed? This is the single biggest hidden difference.
  • Who launders it, and is that inside the price? Off-site laundering is often a separate charge.
  • Are consumables restocked, and who buys them? Paper, soap, tea and coffee add up across a year.
  • Is there a short-notice or same-day surcharge? Ask for the percentage, not a reassurance.
  • Does the number include GST? Only a handful of Auckland operators state this either way.
  • What happens when a guest leaves damage? Ask whether you find out from the cleaner or from the next guest.
